Communication2
I am counting on our new board member who expressed a commitment to the improvement of communication practices in this building to push hard for an uptick.
If that member is blocked in their efforts I urge them to inform the rest of us.
I don't think the powers that be here have a clue as to what should to be passed on to all of us.

Energy Conservation2
Given the frigidity of the hallways for the past month it's hard to believe there's a serious commitment here to conservation. And what's with the wind tunnel effect?
What's with the garage lighting? Obviously some ongoing problems here. So why not let us know what they are and what's being done? Is it preferable to have 87 owners asking 87 times and providing 87 separate answers? Would you like our e-mail addresses again? Can't find space amid the archival clutter on the bulletin board? How about posting in the elevator? Or are you just too too swamped to communicate at all? Tell us. Can't wait to hear from you.

Decor Rules & Regs.
They apply uniformly to each and every unit owner as spelled out in the January addendum.
Right?
No exceptions.

Some exceptions/exemptions allowable?
Wrong.
This can be construed as favoritism. Or a position perk. Or not applying to so-and-so for this-that-or-the-other ostensibly plausible reason.
Any owner ordered to remove red umbrellas, blue chairs, and satellite paraphernalia needs to know the same rules are being applied uniformly to all 87 units, otherwise discriminatory practices are in place here.
Any owner not required to remove such items is receiving preferential treatment.
This won't fly.
Enforce rules fairly and inclusively or scrap them. Period.
Somebody's stuff on the 15th floor gets 'grandfathered' supposedly because it can't be seen from the ground? Well it can be seen from surrounding buildings can't it? And how does that look?

Smoke & CO2 Detectors
There has been some malfunction in certain units. One of mine has been going off and on multiple times all morning for no apparent reason. Also has gone off twice before in the recent past. No amount of ventilating or flapping of tea towels stops it.
After consulting with Anil:
Maintenence of the alarms is our responsibility and they are all off-warranty now with Edilcan.
It has been established that there is no electrical malfunction elsewhere in the building.
The individual alarms are considered to be of poor quality and should just be replaced with something comparable from Home Hardware and DIY install or any of the concierge staff can assist with the replacement.

Lobby Shopping Cart
Great, but why is it living in the lobby? Why not one each at the P1, P2, P3 elevators?
And how about some benches there to set yourself or your stuff down on when the elevator wait is long and you're laden down?

Skymark Heat Pumps
Ever wonder why this piece of equipment came with no written documentation describing maintenance, operation, or warranty?
The most common model used in this building does not even appear on Skymark's website.
A serviceman told me only to use the cheapest filters available, since specialty filters impair functioning and ultimately cause the unit to fail.
He also said never to run the cooling option for prolonged periods of time, and especially not to run it on high speed for more than few minutes. The condenser can freeze up, fail, and damage your equipment and that of your neighbour below when it thaws.
Who knew?
(This was Edilcan's first installation of heat pumps.)

Party Room
Would anyone like to see their party room open at certain times on a regular basis (when its not otherwise booked) to allow residents to meet casually?
Do you think we could be using our room for purposes other than the annual meeting, monthly board meetings, and private event bookings?

Energy Conservation
As of last October electricity costs here were $365.oo per day !
There are 19 lights in the 7th floor corridor,
24 lights in the 2nd
18 lights in the 9th
12 lights in the 14th.
And no I didn't go to every floor and count, but all of them everywhere are on high beam 24/7.
Is this necessary?
Do unoccupied corridors and spaces need to be lit?
Automatic dimmers? Motion sensors?
Could the disposal chute rooms be on motion sensor?
Ditto the elevators.
Do we really need 44 lights on non-stop in the gym? Can't even turn them off anywhere when you leave.
Could the air-conditioners in there have timer settings?
Has there been an energy audit?
